Marbella sets the price
In Marbella 49% of homes ask a million or more, against 27% in Estepona. The Golden Mile is still the reference for the whole coast. If budget matters more than the address, the same money goes further a few kilometres west.
Market report · October 2026
Every month we analyse the asking prices of every home for sale in our listings database (properties shared by agencies across the coast through the Resales Online multi-agency network), focused on where we work: Marbella, Estepona, Benahavís, Mijas and Istán. This is the October 2026 snapshot: 4,774 homes in these municipalities, out of 6,726 across the Costa del Sol.
Figures for Marbella, Estepona, Benahavís, Mijas and Istán. Whole Costa del Sol: 6,726 homes, median €695,000.
In Marbella 49% of homes ask a million or more, against 27% in Estepona. The Golden Mile is still the reference for the whole coast. If budget matters more than the address, the same money goes further a few kilometres west.
For the same money Estepona buys around 29% more home than Marbella, and it is where most of the new development on the coast is. It suits buyers who want a bigger, modern home near the sea and are happy to be twenty minutes from Puerto Banús.
In Benahavís 43% of what is for sale is houses and villas, mostly in gated estates among the golf courses, and the typical home has 175 m². Buyers here are not paying to be close to everything, but for space, privacy and views.
Without leaving the municipality, Altos de los Monteros asks around 44% less per square metre than the Golden Mile. For many families who live here all year it is the best balance of price, beach and everyday services.
Square metres built that a million euros buys at each area's median asking price.

Snapshot of all homes for sale in the Airus Homes listings database (properties shared through the Resales Online multi-agency network, as published on airushomes.com) in October 2026 (6,726 listings on the Costa del Sol). The headline figures cover Marbella, Estepona, Benahavís, Mijas and Istán, the municipalities where we work. Medians rather than averages are used so that a few very large villas do not distort the figures. Price per m² uses the built area of each listing; listings without a built area, or with implausible values, are left out of that figure. Areas follow the location given on each listing; municipalities group those areas. Plots, commercial property and rentals are not included.
