How to Price Your Home in Marbella: A Seller’s Guide with 2026 Data
Short answer
Start from the median asking price per m² of your area, adjust it for the type and size of your home, then for what the figures cannot see (views, condition, orientation, the development), and check the result against homes that have actually sold, not only those still for sale. In October 2026 the median asking price per m² ranged from €8,016 on the Golden Mile to €4,742 in Estepona town, so the area alone can move the price of the same home by 40%.
The price you launch at decides most of what happens next. A home priced in line with its area draws serious buyers in the first weeks; an overpriced one sits on the market, gets fewer viewings and is usually reduced later, often below what a realistic first price would have achieved. This guide shows how we approach a valuation, using the figures from our monthly market report.
01 ·1. Start from your area
Within one municipality the price per metre changes a lot from one area to the next. These are the median asking prices per m² built in October 2026:
| Area | Median € per m² | Median asking price | Homes for sale |
|---|---|---|---|
| Golden Mile | €8,016 | €1,960,000 | 166 |
| Puerto Banús | €7,606 | €1,045,000 | 154 |
| New Golden Mile (Estepona) | €6,437 | €995,000 | 72 |
| La Quinta (Benahavís) | €6,383 | €1,195,000 | 105 |
| Nueva Andalucía | €5,984 | €872,000 | 484 |
| Marbella town | €5,865 | €892,500 | 422 |
| Elviria | €5,598 | €785,000 | 145 |
| Benahavís (village and surroundings) | €5,337 | €897,000 | 318 |
| San Pedro de Alcántara | €5,256 | €820,000 | 111 |
| Estepona town | €4,742 | €640,000 | 810 |

02 ·2. Adjust for the type and size of your home
The price per m² is not the same for every home in an area. In Marbella the larger homes ask more per metre: a median of €5,553 per m² for two bedrooms and €6,944 for four. In Estepona it is the other way round at the top end: €4,826 per m² for two bedrooms and €4,369 for five or more. Houses and villas also price differently from apartments: €6,348 per m² against €6,035 in Marbella, but €4,539 against €4,833 in Estepona.
So the right starting figure is the median for homes like yours, in your area. As a worked example only: a 150 m² apartment in Nueva Andalucía at the area median of €5,984 per m² gives a starting point of about €898,000. That is where the work begins, not the answer.
03 ·3. Adjust for what the figures cannot see
Two homes of the same size in the same street can be hundreds of thousands of euros apart. The usual reasons are:
- Views and orientation: open sea views and a south-facing terrace raise the price; a closed outlook lowers it.
- Condition: a renovated home and one that needs a new kitchen and bathrooms are different products for a buyer.
- The development: security, gardens, the pool, the community fees and how well the complex is kept.
- Floor and outside space: a penthouse with a large terrace or a ground floor with a garden against a middle floor.
- Plot and privacy for houses and villas.
- Legal paperwork: unregistered extensions or a missing licence reduce the number of buyers who can proceed.
04 ·4. Check it against sales, not only listings
Asking prices are where sellers start, not where sales close. The figures above are medians of asking prices; the price that matters is what comparable homes have actually sold for recently. A good valuation looks at both: what is on the market now, which is your competition, and what has sold, which is what buyers have really paid.
05 ·5. Think in the price bands buyers search
Buyers search the portals with a maximum budget, usually a round number. A home listed at €1,050,000 does not appear to someone searching up to €1,000,000. In our data a third of the homes for sale ask €1 million or more and a third ask less than €500,000, so these thresholds matter. Pricing just below a round number can put your home in front of many more buyers.
06 ·6. Review after the first weeks
The first weeks bring the most interest. If a well-presented home gets viewings but no offers, the market is usually saying something about the price; if it gets few viewings, the photographs, the description or the price band may be the problem. Agree with your agent in advance when you will review the strategy and what you will look at.
07 ·Questions sellers ask
How much is my home worth in Marbella?
Start from the median asking price per m² of your area, for homes of your type and size, and adjust for views, condition and the development. In October 2026 the median across Marbella was €6,136 per m², from under €4,000 to more than €8,000 depending on the area. A visit is the only way to get to a real figure.
Should I price high and leave room to negotiate?
A small margin is normal. A high price is not: buyers compare every home in their band, and an overpriced home gets fewer viewings and is usually reduced later.
What does it cost to sell?
The agency fee, the municipal plusvalía tax and, if you made a profit, capital gains tax. Our selling guide explains each cost.
