Medians of asking prices, October 2026, for areas with at least 15 homes for sale, ranked by price per m² built. “€1 million buys” is €1,000,000 divided by the median price per m²: a rough guide, since views, condition and the development change the price of each home.

02 ·How to read the table

Look at the price per square metre as well as the median price, because they can point in opposite directions. Valle Romano has the highest median price on the list and the lowest price per m², which points to larger homes rather than a more expensive area. Selwo and Bel Air have the lowest median prices, and they also ask less per m² than most of the municipality.

The New Golden Mile asks 54% more per m² than Valle Romano. Most areas sit much closer together: from Atalaya down to Bel Air, the difference is about 14%.

The row “Listed as Estepona” needs a caution. It holds 810 of the 1,274 homes, 64% of the total, because many listings simply say Estepona. It covers the old town and a lot more besides, so treat it as a wide mix, not as the price of the town centre.

03 ·Apartment or villa in Estepona

TypeHomes for saleMedian price€ per m²Typical size
Apartments and penthouses802€549,000€4,858112 m²
Houses and villas472€995,000€4,619226 m²

A house or villa asks 5% less per square metre than an apartment and has about twice the space. Apartments are 63% of what is for sale. More detail in apartment or villa on the Costa del Sol.

04 ·What each number of bedrooms costs

2395€480,00099 m²
3518€695,000137 m²
4183€1,149,000225 m²
5 or more134€1,950,000417 m²

Each step up costs more than the last: €215,000 more at the median from two to three bedrooms, and €454,000 more from three to four. In all, 26% of the homes for sale in Estepona ask €1 million or more, against 49% in Marbella.

05 ·Where the money goes on the ground

The New Golden Mile, the stretch between Estepona and San Pedro, concentrates most of the new development: contemporary apartments and penthouses with sea views, and villas a few streets from the beach. That explains why it leads the table.

The town has traditional houses and apartments within walking distance of everything: the old quarter, a long promenade, the marina and a daily market. It has life all year, and it is quieter than Marbella.

Inland you find larger plots with open views.
