How Long Does It Take to Sell a Property in Marbella?
Short answer
In our experience at Airus Homes, a sale in Marbella takes at least two weeks when everything lines up, and more commonly two to three months. What decides it is the price, how the buyer is paying (cash or a mortgage) and the circumstances of the buyer and the seller. An overpriced home can take much longer, because the clock only really starts when the right buyer appears.
Here is where the time goes, and what you can do to shorten it.
01 ·What sets the pace
1. The price
Nothing affects timing more. A home priced in line with its area draws serious buyers in the first weeks; one priced above the market gets fewer viewings and usually ends up being reduced. Our guide to pricing your home shows how to set it, area by area, with our monthly data.
2. How the buyer pays
A cash buyer can move from an agreed offer to the notary quickly. A buyer who needs a mortgage depends on the bank’s approval and valuation, which adds time. That is why we check every buyer’s funds and timing before you consider an offer: an offer is only as good as the buyer’s ability to complete.
3. The circumstances of both sides
A buyer who still has to sell at home, a seller who needs time to move out, or a sale with several owners who must all sign: each of these sets its own timetable. Agreeing the completion date early, and writing it into the private contract, avoids surprises.
4. Paperwork that is ready
Sales slow down when documents are missing at the last minute: the title deed, a recent land registry extract (nota simple), the latest IBI and community receipts, and the energy certificate. Having them ready before the home goes on the market removes one of the most common delays. Our selling guide lists them all.
02 ·The steps of a sale
- Valuation and asking price. The price you launch at sets the pace of everything that follows.
- Preparing and presenting the home. Photography, video, floor plans and a clear description.
- Marketing. Shared with partner agencies through the Resales Online network, published on the portals and presented to the buyers we already work with.
- Offers and negotiation. We qualify each buyer before you decide.
- Reservation and private contract. The buyer pays a reservation deposit and, after their lawyer’s checks, signs a private contract with a deposit of around 10%.
- Completion at the notary. You sign the deed, receive the balance and hand over the keys.
03 ·How to sell faster
- Price it right from day one. The first weeks bring the most interest; do not spend them on a price the market will not pay.
- Present it well. Most buyers first see a home on a phone, often from abroad.
- Prepare the documents early. Especially the energy certificate, which you need before advertising.
- Be flexible with viewings. Many buyers fly in for only a few days.
- Choose qualified buyers over the highest headline offer if the higher one depends on financing that is not yet in place.
04 ·Questions sellers ask
How long does it take to sell a house in Marbella?
In our experience, at least two weeks when everything lines up, and more commonly two to three months, depending on the buyer’s financing and the circumstances of both sides. An overpriced home can stay on the market for many months.
Does a mortgage buyer slow the sale down?
Usually yes, because the bank has to approve the loan and value the property before completion. A cash buyer can complete faster.
Can I sell while living abroad?
Yes. With a notarised power of attorney your lawyer can sign for you, and we handle viewings and keys locally.
