02 ·What €500,000 buys
About a third of the homes for sale on the coast ask less than €500,000 (32% in our data). In Estepona the median two-bedroom home asks €489,500 for 99 m², and in Mijas €375,000 for 89 m², so this budget buys a two-bedroom apartment with room to spare. In Marbella the median one-bedroom asks €387,500 and the median two-bedroom €595,000, so €500,000 buys a smaller two-bedroom or a home in a less central area. In Benahavís, Los Arqueros is the most affordable area in our data, at a median of €567,500.
03 ·What €1 million buys
A third of the homes for sale ask €1 million or more. At this level the choice of area changes the home completely. In Marbella the median three-bedroom asks €892,500 for 151 m², a typical apartment or townhouse in Nueva Andalucía or Marbella town. In Benahavís the median three-bedroom asks €780,000 for 150 m². In Estepona €1 million is close to the median four-bedroom home (€1,120,000 for 218 m²), and in Mijas it is above it (€944,500 for 239 m²), which there usually means a house or villa.
04 ·What €2 million buys
About one home in six asks €2 million or more (16%). In Marbella the median four-bedroom asks €1,785,000 for 254 m²; Benahavís is almost the same, €1,795,000 for 306 m². In Estepona €2 million reaches the median home with five bedrooms or more (€1,950,000 for 418 m²), almost always a house or villa. 06 ·Making a budget go further
- Move one area along. San Pedro de Alcántara asks about 12% less per m² than Nueva Andalucía, and Estepona town about 26% less than the New Golden Mile.
- Count the buying costs. On a resale home in Andalucía, budget roughly 10–13% on top of the price for taxes and fees. Our buying guide explains each one.
- Look beyond the portals. Some of the best homes in each band are sold without being advertised.
