The old quarter, the seafront and life all year round
The market in Marbella town · October 2026

Marbella town is the real centre of life on this part of the coast: a whitewashed old quarter around the Plaza de los Naranjos, a seafront promenade, a fishing port and a marina, and the shops, schools and services that keep it busy in every season.
Here you can live without a car. The old town has narrow streets full of flowers, small squares and some of the best restaurants in Marbella; the Alameda park and the Avenida del Mar, with its Dalí sculptures, lead down to the beach; and the promenade runs east and west along the sea. Unlike the resort areas, the town never empties: markets, theatre, festivals and everyday life carry on all year.
In and around the old town there are apartments, penthouses with terraces and a few townhouses, many in renovated buildings. Along the seafront, frontline apartment buildings face the beach, and just behind the centre, neighbourhoods such as Las Lomas del Rodeo, La Cantera and El Mirador add villas and newer complexes, some with views over the town to the sea.
Buyers who want an authentic Spanish town with the beach at the end of the street, people who will live here all year and like to walk everywhere, and investors interested in long-term rentals, where demand is steady.
If you want to walk to restaurants, shops and the beach and have the town around you all year, yes. Most homes are apartments; for a large garden look at the Golden Mile or Nueva Andalucía.
About 40 minutes by car, along the A-7 or the AP-7 toll road.
