Medians of asking prices, October 2026. “€1M buys” is €1,000,000 divided by the median price per m² built; a rough guide, since views, condition and the development change the price of each home.
The prime core: Golden Mile, Sierra Blanca and Puerto Banús
The stretch between Marbella town and Puerto Banús is the most expensive on the coast. On the Golden Mile the median home asks €1,990,000 and 76% of homes ask €1 million or more; above it, in the hills, Sierra Blanca is a gated area of large villas with a median asking price of €3,000,000. Puerto Banús is mostly apartments and penthouses, so its median price (€1,040,000) is lower even though the price per metre is almost as high. You pay for walking distance to the beach, the marina and the restaurants.
Nueva Andalucía: the golf valley
Just behind Puerto Banús, Nueva Andalucía is the largest single market in Marbella, with 480 homes for sale. At €6,013 per m² it costs about a quarter less per metre than the Golden Mile, with golf courses, international schools and more space for families.
Marbella town, Elviria and San Pedro
Central Marbella (€5,888 per m²) offers year-round town life. To the east, Elviria (€5,601) has beaches and a quieter, residential feel; to the west, San Pedro de Alcántara (€5,228) has a real town centre and its own beach promenade. All three give noticeably more home for the money than the prime core.
Benahavís: privacy and views
Inland, Benahavís combines the ultra-prime La Zagaleta with golf communities such as La Quinta (€6,570 per m²). Around the village the median is €5,334 per m², with homes that are larger on average: the median size for sale is 185 m².
Estepona and the New Golden Mile
Estepona is where most new developments are. The New Golden Mile, between Estepona and San Pedro, asks €6,437 per m²; Estepona town €4,737, with 802 homes for sale, the largest stock of any single area on the coast.
Mijas Costa and Manilva: the most space for the money
East of Marbella, Mijas Costa is popular with families and frequent travellers: €5,052 per m² in La Cala de Mijas and €4,500 in Calahonda. At the western end of the coast, Manilva and La Duquesa are among the most affordable areas in our data, at around €3,384 per m².
